Real Estate Q&A: Can I Choose Who to Sell My House To?

Having too many buyers interested in your home can be both a blessing and a curse. On the one hand, itis great to know you have options. On the other hand, you now have to choose between potential buyers. If you have multiple buyers in mind, this decision can become quite complex rather quickly.

The question then arises, Can I choose who to sell my house to?

The answer, is yes.

To be honest, you have the best problem in the world: You have too many buyers interested in your home and now you have to choose between them.

Luckily, when it comes to selling your home, there are several ways you can decrease the list of potential buyers. Here are some parameters you can use to find the perfect buyer for your home.

1. The Amount

If you have a set price for your home, or even an acceptable range, you can end negotiations with any potential buyer who will not pay the price. As long as your asking price is realistic, you will be able tofind a buyer.

2. Contingencies

Depending on the contingency, and its effect on the selling process, you may decide that a potential buyer should not purchase your home. Sometimes, this is due to added time or financial burdens that overly-complicate the process of selling your home.

3. Terms

If a buyer wants to add complex terms to the contract, like a reduced deposit, it may not be in your best interest to sell them your home. Figure out the terms you are willing to accept, and stick by them.

4. Timing

If you want to sell your home by a certain date, you can choose potential buyers based on whether they can make the time deadline.

5. Financing

Financing is important when selling a home. Buyers who can provide more financing, and quicker, than other buyers, are more likely tobe able to eventually purchase your home.

6. Personality

A home is like a living document. Everything in a home is recorded, from the etch marks of your kids’ height on the door frame that is covered in new wallpaper, to the garage you added onto your home to fit two cars and a motorcycle. You want a buyer who will treat your home right, with the same passion that you did.

7. Your Decision

Ultimately, you have the final say over who purchases your home. You can decide who purchases your home. Some legitimate reasons to refuse a sale if the buyer’s offer is not high enough, if you are not sure of the buyer’s ability to get financing, or if you simply want to remain in your home. Just because you put your home on the market does not mean you need to sell itas soon as possible.
